“It is not necessary to change. Survival is not mandatory” ~W. Edwards Deming
The senior housing and assisted living landscape has undergone a seismic shift since the COVID-19 pandemic. And we’ve only seen the beginning! Everything from workforce and air purification to sustainable construction and transparent governance are now in play. Even externalities like Medicare Advantage insurance coverage, extending work and environmental risk factors are having incrementally greater effects on seniors’ housing and assisted living operations. While few new projects are being constructed right now, there will soon be more development to meet the imminent increase in the age-qualified population.
From staffing shortages to a growing focus on environmental sustainability, the way you assess project feasibility needs a major overhaul.
Traditional market analysis methods, solely focused on demand and supply, are no longer enough.
Here’s why your current approach might be holding you back:
- Limited Scope: It doesn’t take into account crucial factors like workforce availability, technological advancements, and regulations impacting operations.
- Future Blindness: It fails to anticipate changing demographics, healthcare consolidation, and evolving consumer preferences.
- Risk Blind spots: It doesn’t identify emerging environmental concerns and potential financial pitfalls.
Feasibility studies, and market analysis for seniors’ housing, including independent living, assisted living, and life-care communities (CCRCs) throughout the United States and the United Kingdom must change. Seismic shifts have created new requirements for feasibility studies.
Market Analysis — Before & After
Before the COVID-19 pandemic, market research would start with demand and supply analysis in the primary marketplace area. In an assisted living feasibility study, for example, demand among the age, income and otherwise qualified consumers in that marketplace area would be carefully analyzed to see how that demand matched the supply (available units) in that area. This demand and supply ratio is still an important part of the scenery, but hardly a complete picture.
